The challenge
The Freedom Tower was built in 1923 and carries National Historic Landmark status. Every system Puig Group introduced had to serve a modern office, museum, art center and library, and had to do so without compromising protected historic fabric. There is no straightforward way to route ductwork, conduit and piping through a building whose walls and finishes cannot be altered.
Jose G. Puig Sr. served as Project Director and Construction Manager for the full four-year programme, with responsibility extending well past MEP design into architect and engineer selection, contract awarding, facade restoration and payment requisition approval. Total project cost was $16 million.
Why it matters
This is the clearest illustration of what principal-led delivery means at this firm. On a landmark restoration the client did not hire a discipline consultant; they handed the building to a principal and asked him to run it.
