The challenge
Twenty-three residences in a twenty-story building means most floors carry a single half or full-floor home. That inverts the usual high-rise MEP economics: there are very few units to share a riser, and each one expects the system performance of a large single-family house — quiet, zoned, and independently controlled.
The bayfront site brings salt-air exposure on all equipment selections and a podium parking structure that has to be ventilated beneath occupied residential floors.
